  • In collaboration with Bentley Marbella, the future supergarages, private spaces of up to 200 m², hosted the presentation of three Bentayga Atelier Edition units developed specifi cally for Tyrian Residences, alongside a selection of fi ve bespoke Bentley models.
  • With prices ranging from €3.5 to €6.9 million, the project is based on a 24/7 fully serviced model and prohibits short-term rentals.

Tyrian Residences was offi cially presented to more than 1,000 guests at a private event held inside the building currently under construction, located on the beachfront in Estepona. The development, scheduled for completion in the fourth quarter of 2026, already has 60% of its 40 residences sold, with only 16 units remaining.

“I have always believed that projects of this nature could become a reality in Estepona. We were convinced that by working together, with rigor, legal certainty, and administrative speed, we could transform the city, as has indeed happened. From now on, we cannot conceive of Tyrian without Estepona, but neither can we conceive of Estepona without Tyrian”, says José María García Urbano, mayor of Estepona.

The presentation was conceived as a contemporary art gallery, with a sensory journey of light, sound and scent. Designed and produced by the Marbella-based agency Velmure Marketing, the event applied neuromarketing principles to create an immersive experience combining visual, auditory, olfactory and gastronomic stimuli.

It was also the fi rst event of its kind conceived for a residential development on the Costa del Sol, where a building under construction was transformed, for one day, into the stage for an architectural and scenographic experience.

In small groups, guests discovered “the Tyrian experience”, a residential concept introducing to the Costa del Sol a lifestyle previously unseen in the area, where architecture, service and wellbeing are integrated within a single ecosystem.

Tyrian also presented its 360º service, a premium residential concierge model unprecedented on the Costa del Sol. Supported by an in-house team operating 24/7 throughout the year and coordinated through an exclusive residents’ app, the system is managed directly by Prestige Expo Group and allows everything from daily household operations to complex arrangements to be handled with complete discretion.

The project also unveiled its fi rst fully completed show apartment, confi rming the quality standard shared by all 40 residences within the building.

“Today, Tyrian Residences stops being a project on paper and becomes something that can be touched and experienced. We wanted the presentation to recreate the experience of walking through an art gallery, because that is how we conceived the building, as a unique piece that has not been seen before on the Costa del Sol,” says Vitaliy Rushchynskyy, CEO of Prestige Expo Group.

The event took place in two phases. In the morning, a private session was held for potential buyers and local authorities, including a tour of the building with the developers, followed by lunch at Malva Beach. In the afternoon, a second session welcomed the press, real estate agencies and industry professionals.

Far from being a conventional visit, the tour transformed the building into a sensory experience with projections, lighting, aromas and explanatory panels inspired by the format of an art gallery.

The experience began in the lobby with the projection of an introductory fi lm about Tyrian Residences. The route continued to level -1, where the 1,400 m² dedicated to amenities and leisure unfold, before reaching the supergarages.

In collaboration with Bentley Marbella, these private spaces of up to 200 m² hosted the presentation of three Bentayga Atelier Edition vehicles developed especially for Tyrian Residences, alongside a selection of fi ve bespoke Bentley models. The units developed for the project will be available to residents as part of the building’s associated services.

“Today marks the launch of a partnership between two brands that share common values and a shared culture: excellence, sustainability and a true understanding of luxury. Whether it be the craftsmanship behind a Bentley or the construction of a building such as Tyrian, in such prime locations as Estepona. This partnership is also reflected in the fully serviced offering provided by Tyrian,” says Alejandro Terroba, Marketing Director at C de Salamanca.

The tour continued to Apartment 108, the fi rst fully completed show apartment, and concluded on the fourth fl oor, dedicated to the penthouses.

Daily life in a privileged setting

Level -1 forms the heart of the building, with its 1,400 m² of amenities fi lled with natural light and a 700 m² spa including indoor pools for adults and children, dry and wet saunas, a hammam developed by Klafs, a relaxation area with fi replace, massage rooms and an exclusive detox bar.

The wellness programme is complemented by a high-performance fi tness area equipped by Technogym, including a Pilates studio with two professional reformer machines, a beauty salon and leisure spaces designed for every stage of life: a golf simulator, multimedia room, kids playroom, entertainment lounge and meeting rooms.

Just before visiting the show apartment, guests enjoyed an exclusive catering experience in the Culinary Experience Room, recreating the future space designed to host private gastronomic events.

Wellbeing continues on the rooftop (Level 5), where a stainless steel infi nity pool overlooks panoramic views of the Mediterranean, Gibraltar and Africa, accompanied by two barbecue areas.

“We conceived Tyrian Residences for an international buyer seeking a permanent home, not a holiday destination. For this reason, our statutes prohibit short-term rentals,” explains Antonio Bazán, CEO of Grupo BZH. “Our goal is for owners to regain their time through a fully serviced 24/7 model and absolute privacy.”

The show apartment: the fi rst fully completed residence of the complex

Apartment 108 corresponds to the Tyros typology (with prices starting from €3,500,000, 300 m² and three bedrooms), located in the central section of the building between levels 1 and 3.

This “villa in the sky” features an open layout, high ceilings and fi ve-metre-deep fl oating terraces without columns facing the Mediterranean. Like all residences, it offers dual views towards the sea and the Sierra Bermeja mountains.

The show apartment confi rms the project’s demanding construction standard, exceeding €7,000 per square metre. The fi t-out of this villa in the sky has been curated by Gunni & Trentino, a fi rm with more than 55 years of experience in high-end residential design and integrated project delivery. The studio has conceived a refi ned and timeless living environment, overseeing the furnishing, equipment and styling of the residence to create a cohesive and fully resolved spatial experience.

The kitchen features Poliform cabinetry fi tted with Gaggenau appliances, while all tapware throughout the residence is by the Milan-based brand Gessi, including the stainless steel 316 collection, whose design explores different textures on metal while preserving the circular geometry that defi nes the series.

The project’s materiality is defi ned by natural stone developed specifi cally by TINO, using travertine selected from the Tivoli quarries in Italy and applied across fl oors, bathrooms and shared spaces through a custom joint design. These fi nishes are complemented by wood fl ooring from the Italian company Listone & Giordano, produced as a special edition combining three plank widths and a tone developed exclusively for the project, alongside doors by Lualdi conceived as architectural elements that reinforce spatial continuity and the dialogue between light and materials.

High-performance glazing systems by Schüco, including the ASE 67 PD sliding system, allow expansive glass surfaces and a seamless transition between interior spaces and the deep terraces facing the Mediterranean.

hese solutions enhance environmental comfort within the building, aligning with the principles of the WELL Building Standard, for which Tyrian Residences is currently undergoing Silver precertification.

The building’s engineering is anchored by the structural execution carried out by B. Solís and an integrated building systems programme developed by Elecnor.

ertical mobility is provided by a KONE lift infrastructure organised across independent cores —20 lifts serving 40 residences— ensuring energy effi ciency, seamless circulation and a clear separation between residents and service staff.

The building is further defi ned by architectural mesh solutions by Codina Metal, access control and a digital residents’ platform managed by Nuo, the main entrance door by Oikos, and curved façades in prefabricated GRC panels developed and executed by Ponce.

The interior design and furniture displayed in Apartment 108 will also be available as a complete turnkey package, allowing buyers to access a fully equipped residence from day one.

Urban return for the city

The impact of Tyrian Residences extends beyond the building itself, generating a tangible transformation in Estepona through an urban intervention at the eastern gateway to the city.

With an investment exceeding €2.5 million, the project converts more than 20,000 m², previously used as parking, into new public green spaces, including gardens, a dog park and the Smart Boulevard, a pedestrian corridor equipped with speed-sensitive lighting to improve road safety.

The landscape design, by Laura Pou and executed by Agrojardín Landscaping, prioritises plant species resilient to the marine environment and with high water effi ciency, while preserving three emblematic fi cus trees that have been carefully transplanted into the boulevard.

“Real estate value is not created only within the building. It is also built in the public realm. Over the past decade, Estepona has demonstrated how consistent planning can transform a city. The fact that Tyrian Residences fi nances this intervention confi rms that private development can play an active role in that evolution,” highlights José María García Urbano, Mayor of Estepona.
