On Monday, Praxfer Homes unveiled The Grove, its new prime residential development in San Pedro Alcántara. The development, for which planning permission has already been granted and construction has begun, comprises 139 high-quality homes and represents an investment of over 70 million euros.

The launch event was attended by the Mayor of Marbella, Ángeles Muñoz, the President of the San Pedro Alcántara District, F. Javier García Ruiz, and Darío Fernández, founder of Prime Invest, who joined Praxfer Homes’ CEO, Fernando Moreno, at the unveiling of a project designed to strengthen the position of a new area of Marbella within the Costa del Sol’s prime residential market.

During the meeting, the Mayor of Marbella, Ángeles Muñoz, emphasised the importance of maintaining public-private partnership so that projects such as The Grove can help to strengthen the city’s standing. In this regard, she stressed that “this support within the public-private partnership must be maintained” so that “the opportunity that is currently being created can become a reality thanks to, and in collaboration with, business leaders such as the Moreno family”. He also congratulated the developers and remarked that “fortunately, we have many projects like this”, referring to initiatives capable of strengthening Marbella’s appeal as a place to live and its economic appeal.

Fernando Moreno, CEO of Praxfer Homes, has stated that The Grove “embodies the nature of the homes of the future”, with “spacious and light-filled homes” designed to cater for new ways of living. As he explained, the project is being developed under the ‘Urban Resort Living’ concept, an approach that allows residents to “live all year round with the amenities of a residential resort”. “We are very proud to present it. It is undoubtedly one of the most comprehensive new-build projects on the Costa del Sol,” he said.

The market response has been very positive from the outset. The project has already achieved 30 per cent sales even before being opened up to the international estate agent network, confirming the strength of demand and the market’s confidence in this area of Marbella.

Darío Fernández, founder of Prime Invest, highlighted the local and entrepreneurial character of The Grove, “a project developed by a family-run business from Marbella, in San Pedro”. In this regard, he emphasised that “we do not always have the opportunity to present local projects, with a local vision, involving families who have been building in this municipality for many decades and who continue to do so with projects such as this one”. Furthermore, he highlighted the importance of bringing a new-build development of this nature to the market in Marbella, at a time marked by a shortage of high-quality residential properties.

The Grove is being developed under the ‘Urban Resort Living’ concept, an approach that brings certain standards typical of a five-star resort to the residential sector. The project is designed to integrate housing, wellbeing, social life, sport and work within a single environment, with services and communal spaces designed for the daily use of its residents.

The development will comprise three types of property. The Signature Residences, with one, two and three bedrooms, will feature efficient layouts and spacious terraces. The Iconic Residences are designed as single-storey corner flats with an integrated private swimming pool. Meanwhile, the Sky Villas will be duplex penthouses with terraces, a solarium and their own swimming pool, offering views of the Mediterranean and La Concha.

One of the project’s key distinguishing features will be its range of amenities. The Grove will feature a Wellness Hub, complete with a sauna, steam room, cold plunge pool, phototherapy and an indoor lap pool; four saltwater swimming pools, including an infinity pool in the Rooftop Lounge; a Fitness Centre; a Business Hub; a Pilates and stretching studio; social spaces with a cinema, billiards and an activity simulator; a Kids’ Room; a Pet Spa; and an adults-only Rooftop Lounge, with a yoga area and unobstructed views.

The residential experience is complemented by advanced 24/7 security utilising AI, controlled access, a permanent concierge service and Smart Living technology, with optional home automation solutions in the homes.

Marbella West, a new hub of growth

The Grove is situated in Marbella West, a rapidly transforming district within the San Pedro Alcántara area. The area is home to a concentration of new, high-quality residential developments, with over 300 premium residential units in the immediate vicinity and a future hotel from an international brand, reinforcing its position as one of the most promising locations in the Marbella market.

The development is a 10-minute walk from the beach and a five-minute drive from Puerto Banús, with direct access to the A-7 and AP-7 motorways. In the immediate vicinity are beach clubs, international schools such as Laude International College, leading golf courses including Guadalmina, Los Naranjos, Aloha and Las Brisas, sports centres such as the Real Club de Pádel, and the shopping, dining and leisure facilities of San Pedro Alcántara, Guadalmina, Puerto Banús and the Golden Mile.

The connection to Málaga and its international airport, just over half an hour’s drive away, places the development within one of the most attractive residential corridors for both domestic and international buyers.

Design, landscaping and interior design

The architecture of The Grove is based on the ‘light first’ concept, with natural light at the heart of the project. The homes have been designed to foster a connection between indoors and outdoors, featuring natural cross-ventilation, spacious terraces and a Mediterranean colour palette based on shades of sand, light stone and wood.

The landscaping will be designed by Laura Pou’s studio, featuring a selection of Mediterranean plant species, smart irrigation systems and green pathways designed to reinforce the feeling of an urban oasis within the development.

The project also features a special collaboration with Gianfranco Ferré Home, an international brand synonymous with design and timeless elegance. The interior design concept draws inspiration from the legacy of Gianfranco Ferré, known as the ‘architect of fashion’, to bring an aesthetic based on materiality, proportions, serene tones and high-quality craftsmanship into the residential setting.

Energy efficiency and sustainability

The Grove has been designed to achieve and even exceed the double A energy rating, both in terms of non-renewable primary energy consumption and CO₂ emissions. To this end, the development incorporates construction and technological solutions aimed at reducing energy demand and improving indoor comfort.

Key measures include photovoltaic systems to cover part of the electricity consumption in communal areas, an optimised thermal envelope, high-performance insulation, energy-efficient joinery and sun protection designed to limit overheating during the warmer months.

The homes will also feature low-flow taps and dual-flush cisterns to reduce water consumption. Furthermore, the developer is working to prioritise the use of recycled aluminium in the manufacture of window and door frames, with the aim of reducing the project’s environmental impact.

Domestic and international demand

In this first sales phase, The Grove has seen significant demand from domestic buyers, including both local residents and clients from other provinces planning to move to Marbella in the coming years. Among the international buyers, Russian, Polish and Dutch buyers stand out, alongside interest from German, American, Swiss and Swedish clients.

With a view to opening the project up to the international estate agency network, Praxfer Homes anticipates that foreign buyers will gradually become a more significant proportion of the market, particularly in European markets with a tradition of residential property purchases on the Costa del Sol, such as Poland, the Netherlands, the United Kingdom, Belgium and the Nordic countries, as well as buyers from Eastern Europe.

In terms of client profiles, the developer identifies two main segments: second-home buyers, attracted by the location, lifestyle and holiday use of the property; and private investors who value the combination of personal enjoyment and potential returns through holiday or seasonal rentals. To a lesser extent, demand is also anticipated for primary residences, particularly from international professionals, foreign residents already established in the area and families seeking quality housing in a well-established neighbourhood.

With The Grove, Praxfer Homes is strengthening its presence in the Marbella property market and consolidating an offering aimed at the prime segment, in a location set to gain prominence within the new residential landscape of the Costa del Sol.
